What rights do I have to remove a tenant’sstuff so that I can rebuild my property after a fire as soon a possible?
I own a tri-plex that caught on fire (caused by a tenant) 3 months agoand made the property uninhabitable, We broke the leases with all 3 tenants and refunded all there paid rent and deposits. It is now January and I’m trying to restore the property, but one of the tenants (not the one that caused the fire) won’t get their ruin stuff out. I’m not able to collect rent on the property but still have to pay the mortgage, so I want to rebuild as quickly as possible.

Given whhat you have written about I would call and write the tenant who has items in your unit of the need for removal by a certain date and if not, you will the place the items in offsite storage in the tenant's name where the tenant will have to pay rent for the property's storage. If the tenant does not remove the items by the due date, then transport the items to offsite storage as stated and send the contract to the tenant for rent.
