Is there a way out of a lease, (a residence and I am the tenant). I am layed off my job and collecting unemployment.

A lease is a binding contract.In order to get out of it there are sometimes options such as find a replacement tenant who the landlord approves. In order to better assist you here you would need to review the terms of the lease. See if there are any possible ways out. Than if not you should speak to your landlord and see if they may offer you a solution and possibly a way out
If the landlord does not offer a way out and the lease does not than you either will be breaking a contract and the landlord may possibly pursue this matter or you try to continue paying rent. Of course you can always contact a local attorney to help you review you lease and they may offer advice i could not without having the paper work in front of me
