Yes, if the lease's signor does not pay for *any* reason--including passing away--the landlord may hold the co-singor responsible for the rent. If the co-signor does not pay voluntarily, the landlord could sue him or her for the money due under the lease (and for any damages to the rental premises). A co-signor is fully as liable as the signor or tenant.
