Can you legally evict a tenant without 30 days notice?

The tenant is currently renting a co-op which is now apart of an estate. They were given permission through beneficiaries to live in apartment and pay monthly to them. However, after not being approved to live in the co-op by the co-op board, the beneficiaries explained to tenants they only have a week to remove themselves from the property or face a daily fee for living there.

The only way a landlord can evict his or her tenant legally without the service of a 30 day notice is if the landlord and the tenant enter into a written agreement allowing less notice and the 30 day requirement for the required notice is specifically waived in the document.

If that is not an option, a 30 day written notice of eviction must be served by the landlord upon the tenant.
