If there is a significant issue with the deed causing a cloud on title, contact your title insurance company who was supposed to ensure this didn't happen and to protect you when you obtained the transfer.
This is your first step. If that doesn't help, you will need a land use/real estate attorney to approach the title insurance company, the settlement company possibly and the original grantor to force the correction without cost to you.
