What to do about an unresponsive real estate agent?
We put offer on short sale home with a listing agent. The sellers accepted our offer and the agent submitted it to the bank 7 months ago. We still have yet to hear back. In these 6 months the agent has made forgetful mistakes that have prolonged acceptance from the bank. My wife and and I have called him and his office but have not heard from him like in 30 days. Since making the offer prices of homes and my rent have risen. I feel his mistakes and unprofessional attitude are costing us money. What rights do I have and could I sue if I lose house due to his time mismanagement?

You could potentially sue him for professional malpractice (negligence) to recover costs or losses you incur. However, it's better to (and legally required that you try to) reduce your losses or damages first, then only sue for the unavoidable costs. You should try to push the transaction through yourself--you can contact banks, etc. on your own, and do not need to work through an unresponsive agent.
