Signed a membership agreement to operate business
within a space. Unable to operate business and
wondering if I can get out of agreement without owing
the remaining amount.

No, you cannot, unless the agreement itself contains some clause or provision which states that under these circcumstances, you can terminate it without owing for the remaining period or the remaining amount. Otherwise, you are contractually obligated for the entire amount, and your inability to operate the business does not affect your obligation.
