How does a quitclaim deed work?
My grandparents made a quit claim deed on their house many years ago to my sister and I. Now both our grandparents have passed away and we wanted to put the house under our name. How do we go about doing that?

A quitclaim deed releases the entire right, title and interest in the property. The quitclaim deed released the entire right, title and interest your grandparents had in the property and transferred it to you and your sister. Usually the quitclaim deed is signed in the presence of a notary and is then recorded (filed with the County Recorder's office). The quitclaim deed is effective when it is recorded (filed with the County Recorder's office).
