The state where your mother died has a law called the "statute of descent and distribution" which says who inherits your mother's property. In most, and perhaps all, states, you would inherit as your mother's only child.
You should consult a probate lawyer in the area where your mother died. The lawyer can explain the process to you and advise whether there are any methods of transferring property without the time and expense of a full probate.
