Childhood memorabilia – photo albums, diaries, awards, baby books, etc. They are being very cooperative and just want a detailed list from me.

It is fortunate that your landlord is being cooperative over an unfortunate situation with you where he or she accidentally tossed away your personal belongings. I would do a detailed list as to what was tossed from the best of your knowledge and try and place a price tag on the items lost even though that will be difficult to do based upon your best estimate.

Rather than take money in return, it might be to your advantage to get a written agreement signed by you and the landlord that in lieu of money, you get some free rent.
