To whom? She quit claimed title, meaning she transferred title without the warranties.  Strange though because if she still is on the mortgage loan, her mortgage company may get involved and be none too happy -- they have a security interest in the house that is no longer securing this loan theoretically. 

So, you should have it quit claimed back to her.
