Unfortunately for you, under the laws of all states in this country, the crime that you have reported that happened to you via the rental that you have with the landlord does not allow you to terminate the lease without recourse (money owed to the landlord) even though you are fearful for your safety.

If you are on a month-to-month lease, you should consider sending the landlord a 30 day notice of termination of your lease.

One option is to speak with the landlord about your safety concerns to see if he or she will voluntarily agree to end your lease sooner than what is left on it. if so, make sure you get a written release dated and signed by the landlord as to the early termination.
