If you have a listing agreement with your real estate agent, you need to carefully read it in that its terms and conditions control the obligations that you owe your real estate agent and vice versa in the absence of conflicting state law.

Generally, if the listing has expired you can sell the property to anyone and not pay a real estate commission to your former agent unless a the subsequent buyer had seen the property during the lisitng that has expired and been interested in acquiring the parcel. To be on the safe side, once the listing has expired, obtain a writing from your former real estate agent confirming that you are not obligated to the former listing brokerage for any real estate commissions.
