How long do you have to wait before you can go in and change locks and repair damage/clean rental property when someone has skipped out?

He owes 4 months rent. He has also left property in the home but we have a place to store it, if that is required. We found out he had a u-haul over there last month.

Unfortunatley your work ahead of you will have to include evicting him and obtaining an order of possession before you can really go in and deal with the damage and his things left behind.  In fact, the court should allow the Sheriff or Marshall to come in and take the things out to the curb so storage is not an issue.  Good luck.
