There is a new federal law regarding tenancies and foreclosures. Generally speaking though it may not apply in your situation if it is simply a sale. If it is a sale, you need to check with your state consumer protection agency that handles consumer complaints or education on landlord tenant matters. Depending on the state, it can be the attorney general or HUD (Housing and Urban Development). Your contract is with your landlord, so there is an issue of privity of contract. If the new owner is not in a contractual relationship with you directly and your lease does not give provisions regarding the sale scenario, it could very well mean you will get an eviction notice if the landlord does not wish to keep you as a tenant. That being said, more and more laws are being implemented to protect tenants during this economy, so better to check your rights before anything negative occurs.
