If three people signed a lease for a rental with the proeprty's owner, all three are liable to the landlord for rent owed. As between the three tenants, there is an implied agreement that each will uphold their bargain and pay rent as agreed.

Meaning, if one of the three leaves the rental, that person leaving still has the contractual obligation to pay on the lease to the landlord.
