I would like to remove and name from mortgage and deed

Person I am trying to remove from mortgage and deed no longer resides at the
home. He is currently unable to be located. Is it possible to remove his name?

More facts are needed here to guide you but the only way that you can remove a name from the deed is if that person signs over a new deed or if that person dies (or is decalred dead) and the estate is probated and the deed transferred by the Personal Representative.  I would go see an attorney.
