I am a lawyer in CT and practice in this ara of the law.  A lease is a valid contract and may be enforced.  Even if the contract was made while the property was in foreclosure the lease is still effective as you have the ability to live in the house until it is foreclosed on.  You are receiving a benefit of living at the house and therefore, you must pay rent regardless of whether the landlord is paying the mortgage.
