How does “entering the premises” work when I am a room mate and landlord at the house. I understand that it is typically a 24 hour notice that needs to be given to enter the premises. But since I am at the house all of the time, what rights do I have to check on the other room and bathroom in the house that I own and a friend is “renting”? (Month to month rental agreement) Today, I walked into her room while she was not there to put a stack of mail (that has been sitting in the kitchen for over a week) onto her dresser because I was having guests over and was trying to clean. She flipped out on me saying that I need to give her notice to come into her room… WHAT?!?!?!

As far as entering the premises as a landlord, you give notice 24 hours in advance.  also, landlords generally enter when they need to fix something or make an improvement or need to show the property to a buyer.  Your situation is complicated since you are a roommate and have an equall right to occupy the space.  I suggest that you explain that to your roommate and just try to let her know that you have the right to enter her room since you are also a roommate and live there.  she should know that.  you should however respect her privacy by knocking or let her know the day in advance or call her to let her know you need to clean up.  Give her he option of cleaning so you dont have to...  sounds like you need a new roommate....
