How long can I stay in my rental house that is under short sale, without getting evicted?

My family and I are currently renting a house that is on short sale for the past 4 months. I have made every rent payment on time, the central AC unit has not worked in the past 2 weeks. My landlord does not want to fix the AC, after asking him to fix the AC unit, he has threatened to evict us next month. I am currently on a month-to-month lease. What rights do I have?

As a month to month, he can evict for no reason. All he need do is give at least 15 days written notice prior to the end of the 30 day  period.
