If the contract specifies the date by which rent is due, then if they pay late, they are in breach of contract; under the law, party 1 to a contract may terminate it for party 2's breach. So legally, if they pay late, you may terminate the contract for their breach. Practically, there will be several steps involved: terminating a rent-to-own contract for breach of contract is not the same thing as removing the occupants from the home (evicting them). You are strongly advised to consult with a landlord-tenant attorney about the situation and the steps/actions to take.
