If my landlord isnt paying the mortgage and the property is going into foreclosure am I obligated to continue paying rent?

Yes you are legally obliged to continue to pay your rent as long as the landlord has title to the property. Whether or not he is paying his mortgagor has nothing to do with your obligation to pay rent.
If you stop paying the landlord can have you evicted. And remember, the landlord may be able to work something out with his lender and stop the foreclosure process.
