I presume that you want to know if you can pay the dollar demand of back rent to stop an unlawful detainer? When matters have come to the point where a lawsuit has been filed, the landlord is under no obligation to accept the overdue rent from the tenant and drop the unlawful detainer matter.

If the landlord wishes to accept the late rent and drop the unlawful detainer action letting the tenant remain, the landlord can do so. However, should that scenario happen, it is best to have a written agreement memorializing the situation.
