You can place legal title of real property in a minor's name (person under the age of 18) at the time of transfer but I do not recommend doing such. The reason is that under the law a minor is able to cancel a contract that he or she enters into.

I recommend placing title to the parcel you are writing about in the name of a trust created for the minor child where there is a trustee for the trust to safeguard its assets.
