I'm not a Tennessee attorney, but in most places, if you're on the lease, you're on the lease until the end of the stated term, unless your landlord releases you in writing.  And if you're the only one on the lease, if you can get the landlord to end the lease early, your roommates would have to move -- unless you having something in writing with them.
