Insurance Question from Columbia, SC

Asked on 10/14/2015

My roof had several rooms where it began leaking during/after a thunderstorm w/rain,the floors, ceilings and personal items were damaged, am I covered? I'm concerned that my insurance company will try to wiggle out of paying for this (my first, ever claim in 13 years of home ownership),b/c after this massive storm,my STATE was declared a Nat'l Disaster Area due to major flooding where FEMA got involved.Although,I had NO flooding, the water that came through my roof, onto my ceiling(in 4 rooms)caused my floors to buckle and damaged many personal items and some electronics, furniture(i.e. mattress, computer, etc.)I realize i'm not covered for FLOOD,but I worry that somehow they'll try to say my damages are from FLOOD¬ roof related, please ADVISE

If your roof leaked due to a large storm, the damage to the interior of your home will be covered, less your deductible. If the roof was damaged due to winds, it too will be covered, but the insurance company may depreciate the cost of repair to the roof, depending upon its age. If it was not damaged, and just leaked they can deny the claim to the roof.It is actually in your favor that the area was declared a disaster area. This means the insurance company cannot raise your rates for this claim due to it being a disaster. If not, they can increase your rates for the claim.Flood damage would not be a concern since the damage to your home and interior are from above. Flood damage is from the ground, where there is inundation to the point of rising water damaging the home. The insurance company understands the difference and will handle the claim accordingly.
