Insurance Question from Henderson, NV

Asked on 09/01/2011

Is it legal for an apartment comlex to require Renters insurance? My apartment complex is now mandating that all residents have Renters Insurance. They also are requiring that the insurance show that it covers property damage a resident may cause to the apartment as a result of fire, smoke, explosion and water. Is this requirement legal in the State of Nevada? Isn’t the purpose of insurance to protect an individual from property damage? Why does the insurance policy need to state this again? Why should I insure property that does not belong to me?Your assistance in answering these question would be much appreciated. Thank you, Risë

Apartment complexes are beginning to require proof of insurance from their tenants to be sure the complex or its insurance company won’t have to pay for damages that should have been covered by the tenant.Renters insurance covers your personal property for damages such as fire, theft, vandalism and more. This is a good investment you are protected in the event of a loss. The policy also provides liability coverage for you if your a legally responsible for injuries or damage to the property of others. There is no deductible for the liability coverage, but there is a deductible for damage to your property. A policy can cost as little as $125, so it is well worth the expense. If you damage another person’s property, or property of the complex, you should feel responsible to pay for such damages and you should expect others to do the same.Your insurance agent can provide the apartment complex with the paperwork they require. It will not cost you anything for this proof.
