Consumer Complaint:

The insurance adjuster stated to me that he would be recommending that I receive a new roof, but when the estimate came, it only allows $340.00 for the roof and $800 + for painting the two rooms that have the water damage. I had a reliable roofing company come out & provide an estimate that almost mirrors the insurance adjuster statement to me, that the entire roof is affected. Multiple rooms leaking, missing shingles, and damage on all panels. My policy states that if I disagree with the company, I must demand an appraisal for review of my covered loss. I do not know how to go about this.

Insurance Expert Answer:

The wording of the policy should specifically state who does the appraisal and how to demand an appraisal. If not, then write to the company and say you demand one.

One bit of advice. Not all roofing damage is covered -- only that related to sudden loss -- such as shingles ripped off in a storm. Thus a few tiles ripped off will not get you a whole new roof if the existing roof can be patched; if the roof is old replacement is usually better, but the company did not agree to pay to replace your roof every 20 years, so it will pay for the depreciated value of the roof not the entire cost of a brand new roof.
