Why does a life estate holder need the signature of a remainder person

If one is trying to lease land and they
have a life estate why do they need the
signature of the remainder person?

The remainderman's signature is needed to protect the remainderman's right to the property.  For example, if the life tenant dies before the lease term ends, the remaindeman's right to ownership of the property is now contingent upon the duration of the lease.
