What are a tenant’s rights versus their landlord’s restrictions?

My roommate and I have been renting from his niece for 17 months. He has accepted a promotion in another city. Initially, I intended to stay and was sent a lease proposal by his niece for me to rent by myself. Then suddenly the next day, due to some drama within the family, she has sent me a list of regulations of what I can and cannot do while renting from her. Is this legal. She has stated my boyfriend cannot come over because she feels he is not “good” for me and I basically cannot have anyone over she does not know.

No, a landlord can not unreasonably restrict visitors.  But they can limit them to a certain number of days etc., if you agree to it in the lease.  If yo think that this borders on an invasion of your privacy it may be best to speak with an attorney in the area as to what the law sees as reasonable and then speak with your landlord.  If she is unreasonable then you should consider an alternative place to live.  Good luck.
