If in n stepmother’s Will I was named as heir to her house, who is responsible for the mortgage?

The house has a mortgage debt of $18,000. There is about $30,000 is cash in my deceased step-mother bank accounts. The lender refuses to transfer title in my name. I am trying to sell the house since I can not qualify for the loan but I can not sell since I do not title.

I am so sorry for your loss.  Who is the executor of the estate?  The executor of the estate is the person who transfers the title not the lender.  In fact, they have no say at all in this situation.  The law allows you as a person who has inherited the house to keep paying the mortgage or to sell it so long as the executor has transferred title. Get help.  Good luck.
