If a seller misrepresented information on a disclosure statement, whatshouldthe buyer do?

My wife and I signed a purchase agreement to buy a home and found out through a little detective work that there had been no inspection on a remodel/rewire of the kitchen, dining and living area. That information about the work was disclosed but not the lack of inspections on the work. We plan on buying the home but a worried that if a fire occurred due to the uninspected wiring, the liability would be on us.

Although the seller may have misrepresented information about the home that you plan on purchasing on the disclose statement but you have discovered this misrepresentation before close, I suggest that you insist upon a detailed inspection of the home as to its wiring and other components before close of escrow. I would make sure that there is reference that you discovered a non-disclosure by the seller before close and that you are concerned about the home's integrity.

Confirm such in a writing sent to the seller. In the meantime, I would get a licensed eletrician lined up to inspect the property to ensure its safety condition and he or she write up a report to be approved by you as a condition of closing escrow.
