1) The buyer lied to you about something material or important to get you to agree to sell to them, in which case they committed fraud; fraud can provide a basis to void (negate) a contract or transaction.
2) The buyer breaches (violates) the contrate in some material or important way, not making a required payment when due; a breach of contract provides grounds to terminate (end) the contract.
However, in the absence of fraud or a breach of contract, you are locked into the contract and must go through with it.
