What deed is needed to change ownership of a home from a parent to their children? My Parent wants the house out of her name. She wants to still reside in home but just want it out of her name.

A quitclaim deed will release your parent's entire right, title, and interest in the home to her children.
The quitclaim deed is signed in the presence of a notary. The quitclaim deed becomes effective upon being recorded (filed with the County Recorder's office).
