If the tenants have a written lease, then its terms will control as to when to vacate the prmeises. This means that the property can be sold but subject to the lease. This means the tenants can remain on the premises until the lease expires. Whatever notice must be given in such a circumstance should be stated in the lease. If no written lease exists, then the tenants are "month-to-month, which means that they can served a 30 day notice to vacate. If they do not remove themselves by the end of that time, then they can be legally evicted.
