Who is responsible for rent after a tenant dies?

Tenant died 9/15; landlord found out 10/15 ; lease runs through 12/31.

I am a lawyer in CT and practice in this area of the law. If the tenant is an individual the landlord should file a lawsuit against the tenant's estate and become a creditor of the estate.  if there are competing creditors for money owed by the deceased tenant, the probate judge will try to divide whatever money is in the estate (i.e. money in bank accounts, real estate, stocks, etc.).

As the property is in Nevada you will need to consult a Nevada attorney or one that is licenced there as the laws are different from state to state.  So what applies in CT may not exactly apply in Nevada.
