I don't understand why you are asking this question.  The two types of deeds generally used are Quit Claim deeds and Warranty deeds.  There are reasons to use each type and I would not advise you to make a decision without consulting a Trust or Real Estate lawyer in your area.  The cost of consulting a lawyer should be minimal and well worth it to avoid clouds on the title, loss of title insurance protections, or breach of the trust provisions.
