Tenants not paying rent for 3 months; now moving out. What should I do?

Tenants have past due rent for over 3 months and now decided to terminate the lease. They said they will pay on last day but I do not believe them. What should I do?

I am a lawyer in CT and practice in this area of the law.  As the tenants for a forwarding address to send things to in case they leave something behind or that you need to provide them with certain documents after they leave.  do not appear combative or letigious.  once you get the forwarding address you can then file a collection action against them for their failure to pay rent.  if the amount owed is within the small claims amount, then you need to file a small claims action to collect the amount due.  you do not need a lawyer and you can explain the case in simple terms to the judge.  once you get a judgment, you can order the court to have the tenants make payments to you.
