The best way to get an estimate as to the costs of the damaged furniture needing to be repaired is to have a furniture repair person come out and give an estimate for the repairs versus fair market value of the furniture and submit a copy of such to the tenant.
Under the law, the measure of damages is the lesser of the costs of repair or fair market value of the damaged furniture per piece.
