Myself and my girlfriend bought a house together; we are not married. She left and has not paid her share.

Question Details:

There is no equity; she refuses to pay, and will not sign a quick claim deed. She does not want me to have the house and is more than willing to let it go to foreclosure. What can I do to gain possession of property?

I am a lawyer in CT and practice in this area of the law.  Unless you pay the mortgage, there is nothing that you can do here.  you cannot really do much to force your girlfriend to quitclaim the house to you.  I suggest that you try to reason with her - i.e. her credit will be ruined and she will not be able to get a loan or credit card for over 5 years.  You can also try talking to her family as they may be able to be helpful to mediate a resolution.

This is a difficult situation.   However, I have had several cases of this exact same scenario.   You have some  options available to you at this point in time.   One of those options would enable you to obtain title to the property without her approval.   However, there are some important steps that you must take at this point in order to establish and preserve your legal rights.

You need to contact my office to be advised of the process by which you may obtain sole legal title to this property.
