If your ex-boyfriend won't sign a quitclaim deed giving you his interest, you'll have to take him to court. You should expect that if he put any money into the property, either for the purchase, loan payments or taxes, he'll be asking to get it back. If he's made an investment in the house, as opposed to just paying some share of the monthly bills, it's likely that the court will expect you to repay that as a condition of getting the property, and if you can't do that, the house will be sold.
