Dear Inquirer:  What, if any, exceptions or reservations of the Owner,  are stated and spelled out  in the provisions of the land contract? Has the Lessor (Owner) reserved any rights to explore for oil, gas, or to farm any of the land?  You must look to the specific terms of the written Land contract.

Please consult and retain an experienced Attorney to assist you.
Good luck.  Sincerely, J. Norman Stark
