If he is not on the title to the property, how can he foreclose? Is this a rent to own situation?  Did he quit claim the property to you so that he doesn't have to pay certain taxes?

If he is not the lender as a mortgagee or on the title, then I don't see how he can foreclose.  You may wish to contact your consumer protection bureau (usually state's attorney general), if there are issues you feel give rise to fraud.
