If I took my home off the market and 3 weeks later got an offer from a friend of a friend, do I owe my former realtor anything?
Question Details:
It depends on the following:
1) Even if the home is off the market, is the realtor's engagement still in force? E.g. if you signed a 6-month contract with the realtor and those 6 months are not up, you might still be obligated to pay him or her a commission if your home sells during that period. You need to check what the contract says, but this is fairly common.
2) Even if the realtor's engagement or term is up, did she or he show the house to this person, or show it to the one who recommended it to the potential buyer? If the realtor's work led, even indirectly, to this buyer, the even if the contract is otherwise expired or up.
