I purchased a property one month ago the owner advirtise that the poerty was dividable ,however he failed to metion the land was not percuable

Question Details: Can a owner not disclose this information, if he knew the land could not be divided since he tired to do so , but found out he could not and sold it has ir could? What is my best legal advise?

You need to talk to a good real estate attorney about this, now.  Depending on exactly what the seller's advertisement said, and whatever else he may have said, you might have a claim against him for the non-disclosure.  However, the seller's attorney may well argue that you had the opportunity to do the percolation test for yourself before you went to contract, or you could have made a successful perc a condition of the contract, and since you did neither, you're stuck with what you bought.
