I live in a 16 unit condo complex. One Unit installed a hidden camera covers his deck but also a part of the common element.
Question Details: It is legal in state of connecticut for one unit owner to install a hidden camera which monitors his deck as well as a part of the common element which is used by other unit owners. Does the Exec. Board have a right to ask him to remove it from capturing the Common Element. He claims it's there for his protection because he thinks other units owners will retailiate against him for violations he as issued against them. No one has done anything to him. We believe he installed this to monitor people in order to issue more violations and have picture proof.
If the camera is in his unit and not outside on a common element of limited common element he can keep the camera. He must be sure that the camera is not focused on another unit, but his deck and some common areas should not be an issue.
