How do I tell whether or not a roof has been installed properly?

Question Details:

A contractor put on a metal roof and one week later it leaked. I had not paid him because I didn’t think it was installed properly. The contractor came out and worked on the roof in the rain and said that he fixed the roof. How do I tell whether it is installed properly? What should I do now? What are my legal rights if it leaks again?

Probably the only way to tell whether it is installed properly is to have another roofer, contractor, or home inspector that you trust inspect it.

Barring that, hold paying him the balance as long as you can (e.g. most invoices are "net 15" or "net 30," which means to pay w/in 15 or 30 days) to see if any leaks occur. If they do, have him back or hire someone else to do the work he seems unable to do.

Otherwise, you'll have to pay him when the invoice comes do. If sometime after that the roof leaks, you always have the option to sue him.
