Landlord refuses to repair/maintain rental unit

Question Details:

I am living in the same apartment for the last 8 years. It needs some repair, but the office doesn't seem to care. They don't send any body to fix it. They just promise and do nothing. What do you recommend that I should do?

I am a lawyer in CT and practice in this area of the law.  The landlord is resonsible for maintaining the property and keeping it in good repair.  if the landlord is not coming to repair the apartment (i.e. damages from normal wear and tear) then there is a problem as that is among its duties to you.  i suggest that you write a certified letter indicating that you will be fixing the apartment in 2 weeks and deducted the money from rent if they do not repair the apartment on their own by that time.  If the landlord refuses to fix the apartment, then then fix the damages yourself and deduct the money from rent and send the landlord the bills your incurred.
