Can my father leave his land and home to a non-related person?

He wants to leave his land and home to someone who is not related to him instead of me, his daughter.

The general rule is that you may leave your belonging to anyone that you so choose.  However, there are certain states that do not allow real property - which is what we are talking about here - to be left to anyone other than family members.  I believe Florida is one of those states.  So check with a local attorney on the matter.  Good luck.
